ARRIVAL AND DEPARTURE TIMES
Guests are requested not to arrive before 2.30pm. If there is a possibility you may arrive late
Please let us know.
On the day of departure accommodation must be vacated by 10.30am.
CARE OF THE PROPERTY – SECURITY DEPOSIT
A deposit of £100/€150 (payable in cash or cheque with a bankers card) will be required on arrival to cover breakages, damage and final cleaning if deemed necessary. It will be refunded after a satisfactory inspection immediately prior to departure. The property must be left clean and tidy on departure, we reserve the right to levy a charge for final cleaning if necessary.
LINEN
Bed linen, bath and hand towels are provided
A change of bed linen and towels will be made available weekly on Saturdays
Towels are not to be used round the pool area.
If you require swimming towels they can be supplied on request at an additional cost
ELECTRICITY AND WATER
The summer tariff prices are inclusive of electricity and water costs

There is a good mobile phone reception at the property.
Fax and email facilities are available on request
SMOKING
The building and pool area have a no smoking policy, however smoking is permitted in the rest of the grounds but we ask guests not to litter
SWIMMING POOL
The swimming pool is in a secured area with lockable gates, however as the swimming pool is unattended children and babies must be supervised at all times as we cannot be held responsible for any accidents or injury. Guests using the swimming pool do so at their own risk.
In exceptional cases the pool may be closed for service or repair and we cannot be held responsible for any such inconvenience.

BOOKING AND PAYMENT
Bookings run weekly from Saturday to Saturday (other periods can be arranged out of season on request)
After checking availability and completing the reservation form on the website complete with your deposit, we will send you confirmation of your booking along with any further details.
You will be invoiced for the balance 4 weeks before your arrival.
Bookings made less than 4 weeks before arrival must be paid in full at the time of booking.
We reserve the right to cancel the booking if payment is not received within the agreed time. We also reserve the right to refuse or to cancel your booking where a majority of your group is aged between 17 and 21 or if the number of people using the property is greater than that agreed at the time of booking.
By completing and emailing or signing and sending the reservation form you confirm that you have read, understood and agreed to our terms and conditions.
CANCELLATIONS
Cancellations should be made in writing.
Cancellations made more than 6 weeks prior to the due arrival date will forego the deposit only, those made less than 6 weeks prior to the due date will forego the full amount unless we are able to re-let the accommodation.
CONDUCT OF TENANT – HOLIDAY MAKER
The client agrees to be considerate to other holiday makers and to take good care of the property and leave it in a clean and tidy condition at the end of the rental period.
We are entitled to ask the holidaymaker to leave the property without any refund if in our opinion the behaviour of the holidaymaker and or the holidaymaker’s party is unacceptable.
PRICES
We reserve the right to change the prices shown in the tariff should changes in fees/taxes and/or rates of exchange give cause to do so.
If the prices for the requested period are not available at the source of the enquiry please contact us and request them.
LIABILITY
We cannot be held responsible or liable for any damages, loss or inconvenience of any kind to the tenant, holiday maker or accompanying persons or their belongings within the property.
Should we be unable to perform our tasks due to exceptional circumstances such as: war, strikes, government imposed restrictions or any other exceptional circumstances outside our control resulting in the cancellation of the reservation, the holidaymaker will be offered alternative accommodation of the same value. Should any alternative not be available we will reimburse the rental amount paid at the date of cancellation. We will not accept liability for any other expenses or inconvenience you may have incurred including but not restricted to flights, ferry charges or car hire charges resulting from the cancellation.
COMPLAINTS
It is up to the holidaymaker to make any problem known to the owners immediately it becomes apparent so we have an opportunity to correct the situation.
